Operational Overview

How does our funding model work?

 The simplified operational overview is as follows: 

  1. Local authority identifies a need
  2. Local authority commissions the housing provider to meet that need
  3. Housing provider identifies a property or site and agrees with the local authority that it is suitable
  4. Housing provider applies for funding from Houses4Homes for the purchase of the site or property
  5. The property is purchased by the Houses4Homes Real Estate Investment Trust "H4H REIT"* and leased back to the housing provider
  6. Housing provider pays the lease cost to the H4H REIT
  7. Housing provider rents the property to tenants and adds management/service costs on to the lease cost of the bricks and mortar.

*The H4H REIT is currently utilising interim finance in readiness for a REIT transfer of housing stock and public listing at the London Stock Exchange.
